* Absolutely NO SMOKING in the house or on the premises. Evidence of a violation will result in the surrender of the complete security deposit.

Owners reserve the right to require a full list of guest names and refuse rental to any individual or group. It is a crime to obtain this rental property under false pretenses. The use of premises shall not be such as to disturb or offend neighbors. Rental rates and specials may change, but you agree to be bound by the rates in effect at the time of reserving the home.
*Quiet hours outside the home between 10pm-8am. Strictly enforced.
*Please do not move furniture, remove artwork from the walls, or otherwise change the property while staying. Moving furniture and any modifications to the premises will incur a fee TBD by owner. Additionally, we understand certain groups may be celebrating birthdays, weddings, or other occasions-- please be respectful with the decorations you use. Strong adhesives, glitter and tack/nail holes can be considered "damage" if excessive or unfixable.

*** Upon checkout, please leave house as close to how you found it as possible. This will help avoid claims against your security deposit. Please leave all used linens and towels by the laundry room, ensure lights, electronics and stove/oven are off and lock all windows and special door locks behind you.

* By booking this home the guest understands and agrees that the home is strictly intended for residential/vacation use only. Absolutely NO business, 'location,' photo-shoot or production use of any kind allowed at any time. Violations will result in loss of entire security deposit, immediate non-refundable termination of agreement and tenancy and additional fees for illegal, unauthorized use starting at, but not limited to $5,000 per day.

Our cleaning teams do EXCELLENT (!) work in turning homes over in amazingly clean condition. However should there be trace evidence of pet hair that was inadvertently missed by our crews that could negatively affect future guests, we sincerely apologize. However, it shall not be grounds for cancellation with refund. Those with heightened sensitivities and/or allergies to pet hair are advised in advance._

* A conditionally-refundable Security Deposit of $2,000 is due upon execution of the lease with the Owner and is paid directly to Owner by Guest (Zelle, Venmo, CashApp or credit card with 3.5% transaction fee). The deposit is refunded in-full within 15 days of the end of the lease if Guest has left home undamaged and in acceptable condition.
