Ideal location 10 minutes from downtown Annecy, 10 minutes from the lake, and 30 minutes from the ski resorts by car. Shops at 5 minutes. Walks, waterfalls and the Proud River with direct access to numerous swimming areas. Outside, take to the heights on a private wooden terrace of 15m² with garden tables and chairs for dining or an aperitif, but also comfortable deckchairs to enjoy the calm of the garden. Entrance leading directly to a large living room kitchen, with large family table (6pers), and fully equipped (oven, microwave, toaster, kettle, fridge, freezer, dishwasher, induction cooking spaces, and all crockery and utensils), but also a basic "cupboard bottom". For coffee lovers: filter machine and nespresso available. For mountaineers: fondue and raclette equipment available. The TV corner is equipped with a comfortable convertible sofa bed (140x200), plaids, and many entertainment (television, DVD player, board games, toys, magazines ...). RJ45 socket, fiber! The bedroom is equipped with a double bed (160x200), and plenty of storage. Large walk-in shower, cabinet maker with stone sinks, towel warmer, shelf with mirrors. Separate toilets.
