Our house is a great space for large families. The decks are great in the summer for having a beer while taking in the view. In the winter, the fireplace can warm up the whole house. We try to make the house as cozy as possible for our guests PROPERTY FEATURES: -- 4 bedroom/3.5 bath -- Lifts: A 7 minute drive to either the BreckConnect gondola lot -- Town: A 7 minute drive to town and Main Street -- Views: Forested views for miles, looking down valley towards Dillon Lake -- Hot Tub: Private outdoor hot tub with forest views -- Outdoor Space: Front/back deck with an outdoor gas grill off the kitchen -- Living Room: Gas fireplace -- Laundry: Private in-home washer/dryer -- Parking: Carport and asphalt parking for up to 5 vehicles -- Standard Amenities: High speed Internet, Cable, linens/towels & a basic set of sundries provided -- No Pets/No Smoking -- Must be 21 Years of Age -- Air Conditioning: NO. Due to the mild high alpine climate, very few properties in the mountains are equipped with air conditioning. GETTING AROUND: This home is located in the Breckenridge Heights neighborhood. There is no shuttle service to this location but you are minutes from the BreckConnect gondola to Peaks 7/8 base areas. PARKING: Parking in Breckenridge is strictly enforced. To avoid towing or a ticket adhere to posted signs and parking allocations at all times. Parking is not allowed on the county road. If you need additional parking for more cars than what is allowed in the driveway, paid overnight parking is provided by the Town of Breckenridge in two areas of town, 1) south of town at the Stephen West Ice Arena and 2) north of town (also accepts RVs and trailers) at the Airport Road satellite parking lot. What to be aware of: -- The property is located in an area of Breckenridge that feels more remote. We highly recommend an AWD/4WD vehicle in the Winter and it may be essential when the conditions require. -- You may request an early check-in, and we always try to be flexible, but it will depend on the schedule. Early check-ins can't be accommodated when we have a same day check-in/out. -- A late check-out may result in an additional night charge if it impacts the next guests arrival time. -- An additional cleaning fee may be charged if guests do not follow very basic cleaning measures at check-out (taking out trash, leaving dishes to be washed, etc.) -- Guests should be aware that there is an exterior camera that monitors driveway conditions during heavy Winter snowfall, as well as animal activity (bears, moose, etc.) for the benefit & safety of our guests. The camera is on the front of the house and incapable of viewing/recording guests in private spaces. Summit County Short-term Rental Regulations: - No more than 5 vehicles can be parked on the property at one time - Maximum occupancy is 12 persons - 4WD/AWD is highly recommended in the Winter - NO PARTIES/EVENTS ALLOWED
