The property covers approximately 800 square meters. There is space for 3 cars in the driveway. In the basement there is next to the fully equipped kitchen with dishwasher and gas stove / oven, a bedroom (double bed), a shower room (window) with washing machine, as well as a large living and dining room, two outdoor terraces, one with a sea view, and on the building side a practical outdoor shower (hot / cold). A staircase leads to the upper floor with two bathrooms (1x with shower, 1 x with bathtub / window) and four bedrooms (2 x double bed, 1 x two single beds, 2 x loft bed), two of them to the sea side, each with a small terrace. The view on the beach goes northwest towards Elba and Monte Argentario, Porto Santo Stefano. Opposite the bay you can see Talamone and the Maremma. Head east to Monte Amiata (1,750 m - ski operation in winter). The sandy beach falls slowly and gently. There is standing depth up to the breakwaters - therefore very child-friendly. The distance from Munich by car is z. B. 830 km. The highway between Siena and Grosseto is now almost completely continuous. Rome Airport (FCO) is 140 km away. Florence is about 180 km away, Siena is about 110 km away. The Saturnia thermal baths are half an hour away. Arriving by train from Rome is possible to Orbetello, then 15 minutes by taxi / regular bus. The house is a dream for water sports enthusiasts (sailing, surfing, school 200m, motorboat rental about 600m, mountain biking on Monte Argentario, golf course and much more) and beach enthusiasts (20 km sandy beach) in one of the most beautiful and historic areas of Italy - and one of the few opportunities to rent a house with direct beach access.
