This spacious vacation home with beautiful views, a private panoramic swimming pool, and fortified walls is situated in the area of Città di Castello. The location between Perugia and Arezzo is ideal for exploring both Umbria and Tuscany or just relaxing by the pool with your family or friends.
The vacation home Villa Badia sleeps 12 guests in the main house and an extra 3+2 in the cottage. There is a private panoramic pool with recliners from where to relax and enjoy the views. Terraces are all around both covered for outside dining, and open sun terraces. The vacation home also has a spacious roof terrace.
The pool is 6 by 12 meters (deep between 1 meter and 2.40 meters) and has a lower end from where you have the most wonderful views while in the water. The pool uses a salt filtering system. The pool terrace is spacious and has a covered area where you can sit in the shade and even dine.
The property is totally fenced and has an automatic gate. There is a barbecue. The well-kept garden is 1500 square meters all around the house. The total property is 6 hectares, mostly woodlands. There is a high-fenced area near the cottage with a volleyball net.
The villa Badia, ground floor:

The kitchen has a dishwasher, oven, 6 pit gas hob, large fridge/freezer, and washing machine. First floor:
The first floor has a spacious game room on one side (with table tennis and table soccer) and two bedrooms sharing a bathroom (with a shower in the bath) on the other side. One bedroom has a double bed plus a single bed and the other has a double bed plus space for a cot if needed. In the small corridor between the bedrooms is the washing machine.
Second floor:
The second floor has two more bedrooms sharing a bathroom (with shower) and a roof terrace from where you can once again enjoy the views of the countryside around. One bedroom is a twin (can also be made as a double). The other bedroom has three single beds.
The extra cottage
The cottage can only be rented by guests from the main villa. Otherwise, it will remain closed. The cottage is 96 sqm and has a spacious living area on the ground floor and a small kitchen with a fridge/freezer, a washing machine, a 4-pit gas hob, and an oven. In the living room are an open fireplace, a large angular sofa, a television, and large glass doors looking out over the hills below. An open staircase leads to an open half-floor with a small double bed, a single sofa bed, and a separate bedroom with a double bed. On this floor, there also is a bathroom with a shower.
Notes:
- In low season when the pool is closed only the main house can be rented to a maximum of 12 guests.
- The main house can host 12 guests. The cottage can host 3 adult guests, 5 if there are children. If guests use the cottage this will cost €40/guest/night extra.
- Guests can bring their dog but pay €50 extra for each dog.
- Use of the heating is charged based on consumption: €6/m3.
- The tourist tax must be paid on site: €1.50 per person > 12 years, for 3 nights = €4.50 per person
